Restaurant Failed Health Inspection — Certified in 18 Hours
Situation
A 60-cover restaurant in the city centre received a prohibition notice after a health inspector found no valid gas safety certificate. Re-inspection was scheduled for Thursday 9 AM.
Finding
Previous contractor had issued a certificate without conducting a full pressure test. Three joints on the catering range were outside tolerance. The flue termination point was non-compliant with BS5440.
Resolution
Marcus Webb attended within 2 hours of the call. Re-threaded two copper joints, replaced the flue terminal, and conducted a full BS6891 pressure test. New CP15 certificate issued at 11:47 PM.
Outcome
Restaurant opened for Thursday lunch service. Zero disruption to bookings.
Homeowner Smelled Gas at 9 PM — Fault Located in 22 Minutes
Situation
A homeowner in a 1930s semi-detached property called the emergency line at 21:14 after detecting a faint gas smell near the combi boiler. Gas had been isolated at the meter.
Finding
Tracer gas detection identified a micro-fracture at a compression fitting on the 22mm supply pipe, approximately 400mm behind the boiler casing — not visible without equipment.
Resolution
Daniel Osei replaced the compression fitting with a correctly torqued solder ring joint. Full tightness test conducted: 1.5x working pressure held for 60 minutes. Boiler re-commissioned.
Outcome
Property safe and heating restored by 23:30. Written compliance report issued same night.
Property Manager: 34 CP12s Expiring in 6 Weeks
Situation
A property management company managing 34 residential units across three postcodes had allowed CP12 certificates to lapse simultaneously. Insurance renewal was contingent on compliance.
Finding
Audit identified 7 units with appliances requiring immediate attention: 3 with unsafe flue configurations, 2 with inadequate ventilation, and 2 with boilers outside manufacturer service intervals.
Resolution
Siobhán Fallon coordinated a 4-day inspection programme with two technicians. All 34 CP12s issued within the window. The 7 flagged units received remediation before certification.
Outcome
Insurance renewed without break. Portfolio compliance dashboard set up for ongoing tracking.
